ACE Group's presence on the Noida Expressway did not begin with a single launch; it built up sector by sector. ACE's portfolio spans multiple residential formats across three core geographies: Noida and the Noida Expressway corridor, Greater Noida West, and the Yamuna Expressway belt stretching toward the upcoming Noida International Airport at Jewar. Within that footprint, Sector 150 functions as something close to a flagship address for the group: ACE Group has been active since 2010 and has delivered over 15 million sq.ft across projects including ACE Platinum, ACE City, ACE Aspire, ACE Golfshire, ACE Divino, and the original ACE Parkway in the same sector.
The developer's two established projects in the sector set the template it is now extending. ACE Golf Shire, a residential development in Sector 150, Noida, was created by architect Hafeez Contractor, and spans 6.5 acres across 5 towers with 80% open area, with 2/3 BHK apartments ranging from 1,240 sq ft to 2,095 sq ft. The original ACE Parkway carried a similar design brief: it is known for its three-side-open location and premium design associations, including architecture by Hafeez Contractor, landscaping by Sanju Bose and interiors by Gauri Khan.
ACE Group was founded in 2010 by Ajay Chaudhary and has grown through incremental, sector-focused launches rather than one large development. The developer has delivered over 15 million sq ft of projects, with a pipeline of approximately 21 million sq ft under construction, including joint ventures. Its customer-facing function operates from Ace Studio in Sector 126, Noida, with dedicated sales centres at individual project sites.
Recognition has tracked specific projects rather than the brand in the abstract. ACE Group was honoured with the Times Business Award for Best Developer in the Affordable Category in 2018, and in 2019 received the Times Business Award for Best Luxury/Premium Developer of the Year for the ACE Golf Shire project. In 2021, Ace won the Times Excellence Award for excellence in real estate and for excellence in innovation and design, the latter for the project Ace Capitol. Design partnerships have been a consistent feature: ACE collaborates with renowned experts and leading architects like Padma Bhushan awardee Hafeez Contractor, and interior designer Gauri Khan.
ACE Group's standing in Sector 150 is not limited to projects carrying its own brand name. Godrej Palm Retreat is developed by Godrej Properties as Development Manager in collaboration with ACE Infracity Developers Pvt. Ltd., on land covering around 11.43 to 14.35 acres in the same sector. The arrangement illustrates the sector's land economics: a national brand partnering with the local land-owning developer to bring an additional product line into the same micro-market where ACE runs its own Golfshire and Parkway addresses.
Sector 150's planning parameters explain the developer's repeat presence here rather than a one-off site pick. Sector 150 carries a planning mandate for lower residential density, wider setbacks, and mandatory green coverage. 3BHK units dominate the housing supply, the sector offers property options from premium to luxury segment, and the presence of key real estate players alongside its low-density set-up drives homebuyer demand.
Connectivity is the other half of the case. Sector 150 sits on the Noida–Greater Noida Expressway with Yamuna Expressway access, placing it among the better-connected green sectors in the city. The Aqua Line Metro's Sector 148 station is the nearest metro touchpoint, roughly 3–4 km away, and the 42-acre Shaheed Bhagat Singh Park sits within the sector as an accessible green lung, while a Sports City precinct with a planned cricket stadium is government-approved though not yet operational. The airport adds a longer horizon driver: Noida International Airport, Jewar, is roughly 38–46 km away, about 40–45 minutes via expressway.
Price movement across the wider corridor gives context for how ACE Group's Sector 150 projects are positioned. Noida's 2024 property prices reached ₹14,946 per sq ft, up 152% since 2019, and are projected to rise 20–47% to ₹18,000–₹22,000 per sq ft by 2026–2027 on the back of the airport, metro expansions and corporate hubs. Within the sector, resale activity on ACE Group's own delivered stock tracks that broader curve, underlining Sector 150's status as one of the Noida Expressway's more established luxury addresses even as new supply continues to arrive.
ACE Parkway 2.0 is the newest addition to ACE Group's Sector 150 footprint, built as a large-format extension of the Parkway address rather than a further phase of the already-delivered project. It is positioned as an ultra-luxurious residential project by ACE Group offering 3, 4 & 4.5 BHK apartments across 11 towers on 15 acres, with approximately 790 units for low-density living. Three configurations are proposed: a 3 BHK at approximately 1,900 sq.ft, a 4 BHK at approximately 2,600 sq.ft, and a 4 BHK + Servant Quarter at approximately 4,400 sq.ft.
The project carries forward specific planning habits established at the original Parkway and Golfshire. Both configurations sit within ACE Parkway 2.0's planned campus of ~15 acres and 11 towers, preserving open ground coverage and natural ventilation between blocks. The low-density planning of approximately 11 towers across ~15 acres is a structural enabler of three-side-open exposure for a significant portion of apartments, improving cross-ventilation and natural light ingress.
