ACE Group was founded in 2010 by Ajay Choudhary and is headquartered in Noida, Uttar Pradesh. In the fifteen years since, the group has delivered approximately 16.5 million sq ft of projects, with an under-construction pipeline of roughly 21 million sq ft, including joint ventures. That scale was built almost entirely within a defined geography: the Noida and Noida Expressway corridor, Greater Noida West, and the Yamuna Expressway belt stretching toward the upcoming Noida International Airport at Jewar.
Delivered projects include ACE City, ACE Aspire, ACE Golfshire, ACE Divino, ACE Parkway, and the 50-acre ACE Palm Floors township in Gurugram. On the design front, ACE Parkway was conceived by Hafeez Contractor, with interiors associated with Gauri Khan—a pairing that was distinctly uncommon in the mid-premium NCR segment at the time of its launch. The group operates from its corporate office, Ace Studio in Sector 126, Noida, and every project is registered and displayed transparently under UP-RERA or HR-RERA.
The group adopted Mivan aluminium shuttering technology on projects such as ACE Terra and ACE Han'ei to produce faster cycle times, more uniform concrete finishes, and stronger structural integrity. This operational discipline, combined with a deliberate focus on recurring geographies rather than scattered land banks, defines how ACE has positioned itself on the expressway belt.
Sector 152, along the Noida-Greater Noida Expressway, is considered an upcoming luxury destination for high-rise residential societies. ACE Group recognised this early. ACE Golfshire in the adjacent Sector 150 became the first residential project in that sector to sell out completely, and the popularity of Sector 150 fuelled buyer sentiment toward Sector 152. With the rise of Sector 150 as a superior living destination, its neighbouring Sector 152 received a significant boost—sharing a similar advantage of being a low-density sector with green cover and only a few residential projects under progress.
The sector sits at a convergence of arterial infrastructure. Expressways including the Noida–Greater Noida Expressway, the Yamuna Expressway, and the Faridabad-Noida-Ghaziabad (FNG) Expressway connect the area to major business centres, colleges, and commercial hubs, making it accessible to working professionals and families alike. The Sector 148 metro station on the Aqua Line of the Noida Metro is approximately 4 km away, and that metro line connects to the Blue Line of the Delhi Metro, making commutes to central Delhi feasible. The Noida International Airport at Jewar, roughly a half-hour drive from the sector, is expected to further strengthen infrastructure and connectivity in the region. Phase I of that airport was inaugurated on March 28, 2026.
On the social infrastructure side, the vicinity includes reputed institutions like Amity University and Genesis Global School. Hospitals such as Jaypee Hospital and Kailash Hospital are within accessible range. The sector benefits from proximity to commercial districts and corporate office clusters in Sector 153, Sector 142, and Sector 135 of Noida.
ACE Group's active residential development in Sector 152 is ACE Starlit, registered under UP-RERA with registration number UPRERAPRJ677294. The project comprises 5 towers of 26 floors each, with 492 units spread across 6.79 acres. ACE Starlit offers low-density 2 and 3 BHK homes with 80% green areas, modern facades, and resort-style facilities.
Unit sizes range from 1,350 sq ft to 1,785 sq ft. With only 5 towers on 7 acres, the project keeps density low and privacy high; each apartment is designed to be three-side open, bringing in natural light and unhindered views. ACE Group launched towers A2 and B3, named Estrella Towers, as part of the ACE Starlit project.
The specification list anchors the project in concrete finishes rather than vague descriptions. Features include a glass facade, Italian marble flooring in the living and dining rooms, a modular kitchen, wardrobes in all bedrooms, and ultra-modern double-height entrance lobbies. Among the amenities, the project includes manicured gardens, a swimming pool with jacuzzi, a reflexology park and skating rink, a banquet hall and library, and a cricket pitch. Over 30 amenities are on offer, including sustainable features such as rainwater harvesting.
ACE Starlit in Sector 152 is a ready-to-move housing society, and it is listed among the projects offering the highest annual rental yield in Sector 152.
The real estate market in Sector 152 has seen significant movement from 2016 to 2024, with property prices increasing from an average of approximately ₹4,650 per sq ft in 2016 to a projected ₹14,000 per sq ft by 2024. Significant surges occurred from 2021 onwards, with prices jumping from around ₹6,800 per sq ft in Q4 2022 to approximately ₹9,050 per sq ft in Q4 2023. As of recent data, apartments in Sector 152 are available at an average of ₹13,500 per sq ft.
2 BHK flats in ACE Starlit start at approximately ₹1.25 crore. The year-on-year change in average prices for apartments in Sector 152 stands at around 7.1%. The locality offers over 60 mid-segment rental properties at ₹26,000–₹35,000 per month and 120-plus premium properties at rents above ₹35,000 per month, with the average monthly rental range in Sector 152 at ₹31,600–₹49,800.
The key drivers of this appreciation are structural rather than speculative. Rapid infrastructure development, including new residential and commercial projects, improved expressway access, and the emergence of IT parks and commercial spaces, has attracted a large working population and boosted residential demand.
Sector 152 is not an isolated bet for ACE—it fits within the group's documented approach of concentrating projects along the same expressway corridor. ACE 153, the group's commercial project, sits in the adjacent Sector 153, near corporate occupiers including TCS and Paytm. ACE Golfshire in Sector 150 is a premium residences project that earned recognition for luxury excellence. This cluster of assets along Sectors 150, 152, and 153 reflects a deliberate corridor strategy: as each sector matures, proximity to an established ACE address reinforces the credibility of the next one.
ACE's in-house land and planning team identifies and underwrites sites across Noida Authority, Greater Noida Authority, and Yamuna Expressway Industrial Development Authority zones—internalising due diligence, zoning analysis, and authority approvals, including UP-RERA registration, to move from land control to launch without the delays that arise when these functions are outsourced. For a buyer in Sector 152, that translates to a developer with an established on-ground presence and a functioning supply chain, rather than a one-project entrant.
